Yes, we do! While we always recommend scheduling a tour to ensure a team member is available to show you around, you’re absolutely welcome to walk in for a tour. If a leasing professional is available when you arrive, we’ll be happy to assist you and show you your future home!
Anyone 18 or older will need to bring a valid government-issued photo ID to tour the community. Our tours typically take about 45 minutes, so we recommend planning a little time to explore. If you’re on a tight schedule, just let us know, we’re happy to adjust the tour to fit your needs!

Yes, we do accept guarantors. Guarantor applicants must meet an income requirement of at least 5 times the monthly rent to qualify.
Surface-lot parking is free at Springs at Mundelein and is available on a first-come,
first-served basis. Each leaseholder may register one vehicle, ensuring plenty of space for our residents.

Current Springs at Mundelein Residents
Absolutely! We’re happy to help residents explore transfer options. Transfers depend on
current availability and the timeframe you’re hoping to move, so please contact our leasing office for details and next steps.
We do require a 30-day notice for all transfers. If you choose to transfer during your current lease term, a transfer fee of 75% of one month’s rent will be due at the time you sign the transfer paperwork.
You do not need to take any action to sign up for renter’s insurance. We will automatically enroll you in the Get Covered Master Policy program. This program satisfies our insurance requirement and provides up to $10,000 in content coverage for your belongings. It’s one less thing to worry about during your move! If you would like to us a third-party insurance company you are welcome to. Please contact our office for more information.
Great question! There are two ways for you to contact our team to address any maintenance issue you are experiencing.
1.) You can contact our leasing office directly so our team can place the service request in the system for you.
2.) Our online resident portal, LOFT Living, will allow you the ease of placing service requests online even after office hours.
In the event of an emergency, such as a fire, flood, AC not working, refrigerator not working, please contact our office directly and you will be prompted for on-call maintenance.
Absolutely! You’re welcome to personalize your home by hanging your favorite photos,
décor, and artwork. To make things even easier, we offer a convenient Handy Man Service that can assist with tasks like mounting a TV, assembling furniture, and changing hard-to-reach light bulbs.
If you have a specific project in mind, feel free to reach out to our team, we’re happy to
guide you on what’s allowed and help you get scheduled.
Residents are required to provide a 60-day written notice before moving out at the end of their lease term. Please contact our leasing office for the full list of move-out steps and
requirements.
If you plan to move out before your lease end date, please contact our leasing office. We’ll
walk you through the early move-out process and provide any additional information you
may need.
If you experience a lockout during regular business hours, you’re welcome to stop by or call the leasing office, and our team will gladly assist you with accessing your home.
For lockouts that occur after business hours, our on-call maintenance team can come
onsite to help. Please note there is a $75.00 lockout fee for after-hours assistance. Residents must provide valid identification before we can grant entry to the apartment
home.

As a resident of Springs Premium Apartments, you can expect:
* Any issues should be reported to your property team immediately, and we will do everything in our power to rectify the situation. If for any reason you still choose to leave, written notice will be required and we request that you share an explanation with the Property Manager so we can work to avoid the same situations in the future. This process must be completed, and you must vacate the premises and return your keys before the close of business on the one month anniversary of your move-in date. All final charges will be assessed per standard policy, and your deposit (up to the standard unit amount) will be surrendered. For more information, please contact your property team.
