Do you have garages?
Yes!We do offer detached garages on-site for an additional $130.00 per month. Select apartment homes have attached garages that are built into the monthly rent. We also have floater garages available for $200.00 per month. All surface lot parking is first come first serve.
Do you offer month to month or short term leases?
No. We offer leases from 11-15 months for qualified residents. After your lease ends, we can explore options and roll over into a month-to-month lease when possible.
Are you pet-friendly?
Yes! We allow two pets per home, with the exception of service animals, and do not have any weight restrictions.

What are the utility costs?
All utilities are billed separately based on your individual usage. Water, sewer and trash are billed with your rent each month. Electricity and gas are billed directly to you from the utility company.
What does the Lifestyle Fee include?
A lifestyle fee is a monthly charge of $115 that covers Internet (AT&T Fiber Internet), 5x per week valet trash service, and package locker service.
Current Springs at Mishawaka Residents
Why doesn’t my water bill show up on my bill?
Your water and sewer bill will show up after you have been living at the community for at least 45 days. Your first bill may not be a full billing cycle of 28-32 days so please note that it will be based on when the first billing cycle closed out along with your original move-in date.
Can I transfer to another unit?
Absolutely! We love finding solutions for our residents. There may be limits based on available apartments and the timeframe in which you wish to transfer, however. Call the office for details and options.
What should I do for a storm emergency?
In the event of severe weather follow instructions given by local news authorities. The community will email and post online any community-specific information.
Do I need to acquire my own renters insurance?
You do not need to take any action to sign up for renter’s insurance. We will automatically enroll you in the Get Covered Master Policy program for $15/month. This program satisfies our insurance requirement and provides up to $10,000 in content coverage for your belongings. It’s one less thing to worry about during your move! If you would like to use a third-party insurance company, you are welcome to. Please contact our office for more information.
How long of a notice to vacate is required?
We require 60 days' notice to vacate for all leases. If your entered 60 days notice goes beyond your lease, you will pay the prorated month to month.

If we do not meet your expectations within 30 days of your move to our community, we will release you from your lease*
* Any issues should be reported to your property team immediately, and we will do everything in our power to rectify the situation. If for any reason you still choose to leave, written notice will be required and we request that you share an explanation with the Property Manager so we can work to avoid the same situations in the future. This process must be completed, and you must vacate the premises and return your keys before the close of business on the one month anniversary of your move-in date. All final charges will be assessed per standard policy, and your deposit (up to the standard unit amount) will be surrendered. For more information, please contact your property team.
