Springs at Willowbrooke FAQs

Our two-story buildings have townhome style entrances with the apartment all on one level.

Each home includes unassigned, uncovered parking as part of the lease agreement. Select homes have attached garages. We also have additional detached garages available to rent for $100 per month.

We currently offer 11-18 month lease terms.

• Studio — maximum of 2 occupants
• 1 Bedroom — maximum of 2 occupants
• Two (2) Bedroom — maximum of 4 occupants
• Three (3) Bedroom — maximum of 6 occupants

Yes! We allow two pets per home, with the exception of service animals, and do not have any weight restrictions.

There is a $300 pet fee per pet plus $65 Poo Prints registration fee for dogs. There is also a pet rent of $25 per pet. Large dogs are welcome but breed restrictions apply.

The application process takes 48 hours if all supporting documents are ready when you apply. This includes your Photo ID, 2 months' worth of paystubs, and past landlord information.

All utilities are billed separately based on your individual usage. Water, sewer and trash are billed with your rent each month. Electricity and gas are billed directly to you from the utility company. 

• Utility Connection Fee: $60
• Monthly Water/Sewer/Trash: $40-$80 monthly estimate

• $200 administration fee
• $300 deposit *additional deposit of one month’s rent may be required for conditional approval

We have a monthly lifestyle fee that includes internet, pest control, and valet trash services. 

There is a $123 monthly lifestyle fee.

Your water and sewer bill will show up after you have been living at the community for at least 45 days. Your first bill may not be a full billing cycle of 28-32 days so please note that it will be based on when the first billing cycle closed out along with your original move-in date.

You will need to provide the declaration page of the renter's insurance along with ensuring all leaseholders are listed on the policy and Springs at Willowbrooke is listed as the additional interested party.

Great question! There are two ways for you to contact our team to address any maintenance issue you are experiencing.
1.) You can contact our leasing office directly so our team can place the service request in the system for you.
2.) Our online resident portal, Active Building, will allow you the ease of placing service requests online even after office hours.
In the event of an emergency, such as a fire, flood, Ac not working, refrigerator not working, please contact our on-call maintenance number (877-566-3003) directly and you will be prompted for on-call maintenance.

In the event of a resident lockout, during business hours, residents can always come up to the office or call our office for our team to open the door to your home.

Should your lockout occur after business hours, there is a $50.00 lockout fee charged back to the resident for our on-call maintenance team member to come out on site and open your front door. Residents are required to provide proof of identification for entry into their home.

The USPS will deliver packages to your mailbox, or the leasing office if they are larger. All other carriers are instructed to bring your packages to your front door.

Valet trash picks up bagged trash/recycling outside of the front door starting at 8:00 p.m. Sunday through Thursday night, with the exception of major holidays and inclement weather.
