Rent at Springs at Lake Elmo covers your apartment home and full access to all community amenities, including the 24-hour fitness center, resort-style pool, clubhouse, and pet park. Utilities are billed separately based on usage. Water, sewer, and city trash are set up with the City of Lake Elmo. Gas and electric are through Xcel Energy. The Lifestyle Fee covers Valet Living, Mereo Fiber, and package management.

Your water and sewer bill will show up after you have been living at the community for at least 90 days. Your first bill may not be a full billing cycle of 28-32, so please note that it will be based on when the first billing cycle closed out, along with your move-in date.

Yes, Springs at Lake Elmo is a pet-friendly community, and proudly welcomes pets of all sizes with no weight restrictions. Both cats and dogs are welcome with pre-approval. Breed restrictions and additional pet fees may apply. Purebred Guardian Breeds such as Bull Terriers, Pit Bulls, Rottweilers, and Dobermans are restricted from our community. Some mixed breeds and other Guardian Breeds may be conditionally allowed upon community team approval. These restrictions do not apply to qualified assistance animals.

Springs at Lake Elmo charges a one-time pet fee per pet at move-in, plus a recurring monthly pet rent. Dogs will be enrolled in the PooPrints DNA program, which includes a small one-time enrollment fee. Yes. Springs at Lake Elmo features a leash-free pet play area where your dog can run and socialize, plus a convenient on-site pet spa for easy bath time after a muddy walk. Walking paths throughout the community give you and your pet plenty of room to stretch.

Up to two pets are welcome per apartment home at Springs at Lake Elmo, with the exception of qualified service animals.

Residents can submit non-emergency requests easily through our resident app, by calling the leasing office, or by walk-in. Non-emergency requests are typically addressed within one to two business days, however as part of our commitment to convenient, carefree living, emergency maintenance is available 24/7.

The community is gated, pet-friendly with no weight restrictions, and is built with resort-style amenities such as a pool, 24-hour fitness center, leash-free dog park, and pet spa. Our 5-Star Standard includes Above & Beyond resident services, and the 30-Day Pledge: if you are not satisfied with your new home or if expectations are not met within 30 days of your move-in date, you can be released from your lease.

Absolutely! Whether you're looking for more space or need to downsize, we have options available for you! Call the office for more details and options. Please note that if you transfer during your current lease, there is a transfer fee of 75% of your rent owed at the time of signing the transfer paperwork.

All residents are provided with a trash bin. Valet Living will collect bagged trash/recycling outside your front door beginning at 7pm Sunday through Thursday night, with the exception of major holidays and inclement weather. If you need to dispose of bulk items, you may do so at our on-site trash compactor located at the west end of our community between buildings 2 and 3. 

You do not need to take any action to sign up for renter’s insurance. We will automatically enroll you in the Get Covered Master Policy program. This program satisfies our insurance requirement and provides up to $10,000 in content coverage for your belongings. It’s one less thing to worry about during your move! If you would like to use a third-party insurance company you are welcome to. Please contact our office for more information.

All residents are required to have an active renter's insurance policy for their apartment home. You will need to provide us with your declaration page and list, "Continental Fund 483 LLC - Springs at Lake Elmo, PO Box 115009, Carrollton, TX 75011-5009" as an Additional Interested Party.

"As a reminder, residents are required to provide a 60-day notice to vacate, in writing, prior to leaving at the end of their lease term.

We require that all residents return their apartment home back to our leasing office in the condition it was given to them at the time of move in. We require your apartment home to be professionally cleaned, along with a professional carpet cleaning in the bedrooms.

If you are leaving prior to the end of your lease term, please contact our leasing office for additional information regarding the process of moving out of your apartment home."
