Prioritizing requests helps property managers assist everyone on a timely basis. Under what situations should you absolutely contact your property manager?
1. Emergency Repairs
One of the benefits of living in a luxury apartment is having a full-time maintenance team to handle repairs. You should certainly submit a request for any necessary repairs, but here are the types of time-sensitive emergencies that call for immediate contact:
Loss of heat in winter and air conditioning in summer
Water leaks and/or flooding

2. Safety Issues
Property managers can't be everywhere at once, so they rely on members of their community to alert them about possible safety concerns. If you see a stranger acting suspiciously or discover a door lock that's malfunctioning, let the property manager know right away.
3. Community Rules
The parameters of your residency should be spelled out in your lease, but if you have questions or are unclear about any of the rules, check with the property manager to be on the safe side. Are guests allowed to use the swimming pool? How long does it take an overnight visitor to cross over to resident status? Don't risk the consequences of violating your lease.
4. Move-In and Move-Out
When you're moving in, the property manager can advise you about logistics such as the best hours and where to park the moving truck.
Our Springs pledge includes a guarantee that we'll release you from your lease for any reason within 30 days of move-in, so if you choose this option you should inform the property manager as soon as possible.
If you plan to renew your lease, the property manager can assist with the process and review any possible changes. If you intend to move out, your lease will specify the amount of notice required.
Whenever you call the property manager, it's a good idea to follow up with an email or text for documentation and to ensure that everyone is on the same page.
Some apartment communities have absentee landlords or off-site managers, which can make it difficult to reach them.
